  1. Duration: This agreement shall be valid from to .
  2. Monthly Rent: The Tenant shall pay a monthly rent of ₹  (), due on or before the 1st of every month.
  3. Security Deposit: The Tenant has paid a refundable security deposit of ₹  to the Owner. This amount shall be refunded at the time of vacating the premises after deducting any dues or damages.
  4. Late Payment Penalty: In case of delay in rent payment beyond the due date, a late fee of ₹  per day shall be charged.
  5. Notice Period: Either party wishing to terminate this agreement must give a written notice of 30 days in advance.
  6. Use of Premises: The Tenant shall use the premises only for residential purposes and shall not sub-let or transfer the premises to any third party without prior written consent of the Owner.
  7. Maintenance: The Tenant shall keep the premises in good and clean condition. Any damage caused by the Tenant beyond normal wear and tear shall be repaired at the Tenant's cost.
  8. Electricity & Water: The Tenant shall pay all electricity and water utility bills for the period of occupancy, unless otherwise agreed.
  9. Alterations: The Tenant shall not make any structural changes, alterations, or additions to the premises without prior written approval from the Owner.
  10. Visitors: The Tenant shall not allow any person to stay in the premises for more than 7 consecutive days without informing the Owner.
  11. Inspection: The Owner or his/her authorized representative shall have the right to inspect the premises with reasonable prior notice.
  12. Governing Law: This agreement shall be governed by the laws of India and any disputes shall be subject to the jurisdiction of courts at .
